New life for historic apartments near Washington University and the Delmar Loop.

Funded in part by historic preservation tax credits, the Big Brick Buildings project included the gut renovation of 6 buildings and moderate renovation of 5 buildings for use as rental housing near Washington University’s Danforth Campus and the Delmar Loop. These early 1900s buildings were truly worse for the wear, and our mission was to repair and modernize while preserving historic character. Renovations included new roofs, structural repairs (including foundation repair pile system, structural steel replacement, sistering or replacement of some floor joists, and floor leveling), replacement and repair of balconies and rear decks/fire escapes, masonry restoration, exterior painting, new HVAC, plumbing, electrical and intercom systems, replacement or refurbishing of historic windows, new carpentry and insulation, replacement or refinishing of flooring, doors and trim, and new kitchens, baths and stackable washers and dryers. The project also included a sitework package, consisting of new sewer laterals, water mains, walks, and parking pads at some buildings.
