Scattered site, historic rehab project provides energy-efficient housing in South St. Louis.

Located in St. Louis’ historic Dutchtown and Gravois Park neighborhoods, the Chippewa Park project involved the gut rehab of 16 buildings into 46 apartments and 3 commercial spaces. Financed with both historic preservation and low-income housing tax credits, renovations included significant masonry restoration, all new mechanical, electrical and plumbing systems, roofs, historic windows, and finishes. The development also included an extensive sitework package, consisting of new utilities, sidewalks, parking areas, fencing, and landscaping. Chippewa Park met Energy Star standards and followed National Association of Home Builders sustainable design guidelines for substantial rehabilitation.
